Attorney Courtney John Ball joined the Law Office of Suzan Messina in March 2022.
He is admitted to practice in the Commonwealth of Massachusetts (2009), State of New Hampshire (2010), and the Federal Courts of Massachusetts (2013).

Attorney Ball graduated from the Massachusetts School of Law in Andover in 2009, and brings with him a wide range of experience, having previously worked in residential real estate with the law firm of Champagne & Marchand, P.C. in Wilmington, MA, and then with Nicosia & Associates P.C. in Tyngsboro, MA, where he expanded his resume to include commercial real estate, business formations and transfers, estate planning and probate matters, licensing and municipal practice, general and construction litigation and landlord/tenant matters. He recently was the managing attorney for a busy southern NH conveyancing firm; personally handling all title reviews and resolutions of title issues, conducting closings, and being in charge of the day-to-day and closing-day decision making in a fast-paced environment.

Attorney Ball enjoys a wide range of sporting and outdoor activities such as hiking the White Mountains.

Obtain all documents necessary for closing; prepare closing packages and related legal documentation; interface with lenders, brokers, buyers and sellers regarding scheduling and closing conditions; post-closing disbursement and funding.

Phyllis has over 19 years in the legal profession and performs all aspects of title searches.    She also assists in the day to day operation of the law firm. 


Priscilla Bailey

Priscilla has been a paralegal for over 20 years with a focus on real estate closings from start to finish including title searches and issuance of title policies.

Priscilla earned her Bachelor of Science degree in Business Administration from Rivier College and her Paralegal Studies Certificate from the NH Community Technical College.

Take Route 102 from Hudson into Londonderry. You will pass Crossroads Shopping Center and Dunkin Donuts on the right. From Manchester/North:

From the South/Massachusetts:
Take Route 93 North to Exit 4. At the top of the ramp turn left.     TITLE INSURANCE

    WHAT IS TITLE INSURANCE?

      • Title insurance coverage protects the owner against losses due to hidden defects in their home ownership;
      • Title insurance is important and gives you peace of mind that one of your largest investments is protected;
      • It is a one-time fee that will protect your property rights for as long as you own the property.

    LOAN POLICY

    When you purchase a new home by securing a mortgage, you are required by your lender to purchase lender’s title insurance.

    This coverage lasts for the life-time of your loan as stated within the policy, and it insures the lender against covered title defects up to the amount of insurance.

    OWNER’S POLICY

    You have the option of purchasing owner’s title insurance, which lasts for your lifetime and

      • First American Title Insurance Co.
      • Old Republic Title Insurance Co.
      • Chicago Title Insurance Co.

    If ownership of your property is ever challenged, title insurance will defend your possession of the property and assume the legal costs of that defense for as long as you and your heirs own the property – and will pay for your losses, as your title insurance policy provides.

    PREMIUM

    Title insurance is a one-time premium (for lender’s or owner’s coverage) that is paid at the time of closing, based on the total value of your home and the amount of your loan.

    10 REASONS TO BUY TITLE INSURANCE

      1. The Seller is not the true owner of the land (false impersonation)
      2. Forged documents (deeds, releases of mortgages, etc.)
      3. Documents executed under fabricated or expired powers of attorney
      4. Incorrect legal descriptions
      5. Deeds to or from corporations before incorporation or after dissolution

    If solely a refinance, you click on the basic loan policy.

    If you are purchasing, it would be a simultaneous issue on the basic loan policy and (our recommendation of) an extended owner policy.

    Please note in NH and Maine, there is an additional fee for endorsements – which endorsements are usually required in Massachusetts and Maine and usually include secondary market and environmental endorsements.
